October 30 show · The quick read

Strange new worlds.
Very real decisions.

The way homes are listed is changing. The outlook for 2027? That depends on whom you ask—even aboard the USS Real Talk.

In this issue

The industry.  New listing connections and a changing local MLS.

The outlook.  Keith sees opportunity. Jerry sees headwinds.

Your move.  The home, the payment and your life still set the course.

A note from Keith

Hey all,

Batman and Robin took this year’s Real Talk with Keith Smith Halloween show off. I became Captain Kirk, Jerry became Bones, and Judah kept the USS Real Talk running as Scotty. Jerry had never watched Star Trek. The Spock ears didn’t arrive. And the communicator had more to say than any of us. 😄

Somewhere in there, we tackled changes I’ve been talking about for years—and what they could mean for your next move. Costumes aside, there’s a lot to pay attention to.

Keith

FIRST, A REMINDER
FROM THE BRIDGE

Election Day is tomorrow—Tuesday, November 3. Get informed, make your plan and get out and vote! Read the questions on your ballot and check your polling place before heading out.

01   The industry changes course

A national MLS? Here’s what I’m watching.

Open Real Estate, announced October 26 by AGNT, HomeServices of America, Keller Williams and Real REMAX Group, proposes shared infrastructure for moving listing information among brokerages, MLSs and other platforms.

Its stated plan is to work alongside local MLSs. I see it as another step toward the connected national system I’ve been predicting.

My crystal ball

I expect major changes in how our industry operates over the next 12–24 months. That’s my forecast, not an announced national MLS launch date.

For you: Could buyers see more choices? Could sellers reach more buyers? Those are the tests that matter. Better connections could help, but participation and marketing choices will determine what actually gets seen.

02   Bring it home

New software. Bigger questions about value.

CAAR plans to move from Paragon to FBS Flexmls, with a tentative July 2027 transition in the update we reviewed. For agents, that means learning a new daily workspace.

The broader conversation is about MLS access, association membership and access to contract forms. Those are separate questions; a software switch alone doesn’t settle them.

Jerry and I kept coming back to the person across the table. What are you getting for the fee you pay? Knowledge, care and someone you can trust should be part of that answer.

03   Kirk & Bones look ahead

Same bridge. Two views of 2027.

We agreed the industry is changing. Whether next year’s business will be better? That got a little more spirited.

Keith · Reasons for optimism

I’m hearing from buyers who put their plans on hold and are ready to look again. I’m planning for growth at YES Realty Partners.

Jerry · Reasons for caution

Jerry sees inflation, borrowing costs and wider uncertainty continuing to weigh on the market.

A stronger year for one brokerage doesn’t automatically mean a stronger market everywhere. These are our outlooks, not promises. Your neighborhood—and your reason for moving—deserve their own conversation.

04   Your next move

What does the payment let you do?

I shared examples of buyers looking again and builder-paid permanent rate buydowns being discussed on selected move-in-ready homes. Those were specific opportunities, not an offer available on every home.

Ask for the whole comparison: purchase price, cash needed at closing, full monthly payment and any lender or closing-date requirements. A permanent rate reduction and a temporary payment subsidy work differently; have the lender show exactly what’s being offered.

Life keeps moving: marriage, children, divorce, loss and downsizing. The right decision starts with your needs and numbers.

A little fun
from the bridge

“Damn it, Smith.”

Bones had his hands full keeping the captain on course. Meanwhile, viewers warned Judah about the red shirt—and Scotty delivered his best impression.

Prepared for Monday, November 2, 2026 from the supplied October 30 episode transcript, Halloween branch outline and updated national MLS talking points. Links jump to moments in the full episode; they are not separate edited clips. Times follow the supplied transcript.

1. October 30 full show — the conversation, personal observations and forecasts. This brief selects the main themes; it does not independently verify every statement made during the broadcast.

2. Open Real Estate announcement and official FAQ — ORE says it is not a national MLS. Its Q1 2027 target concerns technology-vendor selection. The FAQ allows participant-only visibility; broader exposure and perfect data accuracy are not guaranteed.

3. CAAR platform timing is taken from Keith’s updated October 30 talking-points document, which cites the member announcement. The original announcement link could not be reopened during this preparation. July 2027 is tentative; this does not establish MLS separation, nonmember access or an ORE integration.

4. Virginia Department of Elections — November 3 Election Day reminder for the Monday, November 2 edition.

5. CFPB: comparing points and lender credits — rate and upfront-cost trade-offs. Builder incentives discussed on air need current written terms; no rate or loan approval is promised here.
